62One way to buy real estate is directly from owners, also called For Sale by Owner or “FSBOs”.Sometimes it can be exasperating to purchase from a vendor who might think he knows enough to handle the sale.If done correctly, this deal might prove lucrative for the investor and convenient for the seller.
What are the reasons why people choose to individually sell a house? The primary motivation is to cut expenses on sales commission. However, most homeowner-sellers usually misjudge the expense and difficulty of doing things on their own.They end up upset and exhausted of the process, finally giving in to lowering their price just to finish deal.
When buying direct from a homeowner, there are several considerations that one has to keep in mind.
1. Owners are not agents.Take precautions in asking your questions. Do not give pessimistic reviews or derogatory statements about the house.No matter what happens, the difficulty of ending up with a fine venture will always depend on the seller’s impression of you.
2. Time and again, houses being sold by owners are left unsold for a long period of time.Typically, sellers get exhausted, and just want it to end. For short, closing a deal quickly and easily will give you a better price.
3. Buoy up the spirits of FSBO sellers and assure them that they are doing things smartly, and they’ll definitely be more forthcoming in considering the terms of your proposal. It is not bad to compliment FSBO sellers whenever they have a great idea during negotiations.
4. Sellers typically don’t have a plan for where they may purchase a title policy, where they may keep good faith deposit, etc. Be prepared with simple answers to these questions. Let them feel that they are capable while bringing them through the process.
5. Homeowner-sellers frequently spend more than what they budgeted. Their expected FSBO profit is highly reduced by publicity and other costs.
6. Consider pre-closure expenses – what matters is that you get your price and/or terms.
According to reliable sources, majority of the houses sold by owners gain less than those sold by agents. After a loss in money and expense, the seller will just want to end such venture swiftly.
